Frequently Asked Questions (FAQ)

Can a residential roofing contractor install during winter or rainy seasons?

We personally recommend that in these conditions, don't make it a DIY roof replacement project. Consider BulletpRoof Roof Systems who is equipped with commercial grade safety equipment, fully insured and has WorkSafeBC injury compensation. It's not worth the risk of injury and/or potential damage to your home, trust us.

We're experienced and fully prepared to work safely under all weather conditions in Greater Vancouver and the Fraser Valley. Including the rain, wind and snow year-round. You can be confident that it won't affect the quality of your roof installation, we've done it before.

"Well where do I begin.....local family business who knows all about customer service and roofing great combo which seems to be rare these days!  I am more than pleased with the product and installation of my roof.  Exceptional crew 🙂  who made it work with this wacky weather they had challenging them.  Thank you for the best of the best roofing job Marty and Crew!!!" - Tanya Berezan

The way we tackle every roofing project is in sections to ensure that all of your roof is protected all times. Meaning we tear-off a section, complete our new installation and move to the next section. Allowing the old roof surrounding to keep the rest of the roof protected against the Lower Mainland's unpredictable weather conditions.

Additionally under weather conditions, we using tarps and additional water protection methods to prevent water ad weather from entering the exposed section of roof while we complete the installation.

Allowing us to minimize debris, avoid slip hazards from algae/moss and ensure the quality of the installation is never compromised at the same time. As we go, we can continue to anticipate and complete minor repairs that could worsen if left alone, and deliver with ultra fast turnaround.

How much does it cost to replace a residential roof?

Generally, the cost of residential roof replacement varies based on factors like the size of the roof, chosen material, labor costs, and any additional repairs needed for Lower Mainland homes.

Though when calculating our costs, we never layer shingles to cut corners and save costs like unprofessional roofers do. Why? It shortens the life of your roof and home by damaging both its curb appeal and structural integrity. While harming your family's health in the process. All in all, a costly ordeal that should be avoided at all costs in Metro Vancouver, BC.

On average, roof replacement costs in BC average around $15,000 for ashpalt shingles as of a HomeStars study in Feb 2021 that includes the Lower Mainland, Greater Vancouver and the Fraser Valley. Please consult Marty at BulletpRoof Roof Systems for your actual project cost.

How do I choose the right roofing material for my residential property?

When choosing a roofing material, consider factors like climate, budget, architectural style, and durability. Asphalt shingles are popular for their affordability, while metal roofing offers longevity and energy efficiency.

Depending on where you live in the Lower Mainland, the roofing material you need will change from Metro Vancouver to the Fraser Valley. It's best to consult Marty from BulletpRoof Roof Systems to find a match for your needs.

There are several types of residential sloped roofing materials including asphalt shingles, cedar shakes, slate tiles, concrete tiles and synthetics available in Lower Mainland, BC. Each of which has their own pros and cons, and should be chosen based on your budget, climate, aesthetic and durability preferences. Additionaly, there are eco-friendly roofing options like solar roofs, green roofs and recycled roofing materials to choose from.

Be aware that based on the roofing contractor you speak with, they will either be specialized in a few select roofing materials or a large range. Which will affect their ability to provide a quality installation, warranties, guarantees and their level of access to specific roofing materials from various major brands or not.

BulletpRoof Roof Systems highly recommends working with a roof systems expert like ourselves because the roofing material you choose won't last unless all of the roofing layers are made up of quality materials too. Meaning you need a package that compliments the roofing material you do choose and will guarantee your roof will last for many years to come.

In short, you choose your roofing material based on your durability, energy-efficiency and budget needs to ensure you get the most value.

When Should You Consider Using Residential Roofing Services in Greater Vancouver?

On average residential sloped roofing lasts 20 years. Asphalt Shingle roofs usually last 20 to 30 years, while metal, slate and tile roofs can last up to 50 years or more with proper maintenance.

Although your roof's condition may appear good at 20 years of age, it's worth highlighting that the shingles are no longer protecting your home and are leaking into your home.

From experience, common signs to look for include:

  • Moss/algae spread on top and pushing up from under shingles
  • Shingle granules missing, appearing built up around gutter downspouts
  • Faded, damaged or cracked shingles
  • Damaged roof decking underneath the shingles allowing water, pests and mold/rot into the home
  • And so on.

Simply because the roofing technology is no longer doing its job and is causing more damage than it is protecting. Is why all of these signs are happening.

Once a roof falls into this average age area, we recommend having professional assess it sooner than later because the cost of repairs/replacement will begin to increase as time goes on.

The reason for this is the damage will continue to compound until it finally causes the roof to start leaking through the ceiling in someone's living room or worse the roof caves in. Which is usually when we receive a call.

When you feel it is time to contact BulletpRoof Roof Systems to assess your roof and provide the residential roofing services you need. Please feel free to reach out and we'll do our best to minimize the stress you're feeling.

We recommend to not let the problem persist, keep an eye on your roof and home in general with simple home walkarounds and document any noticeable changes. Most importantly, consult a professional when you don't know what to do, that's what we're here for.

Residential Roof Systems: A Comprehensive Approach to Protecting Your Investment

Commonly when someone says their "roof" has an issue, they are referring to the visible shingles on top of the actual roof of a residential home. Although, it's best to keep in mind the shingles are only one layer of the entire roof system that makes up the actual roof.

Each of the roof system's layers play a critical role and work together to ensure the longevity of your roof and your home.

How it does this, is by keeping the roofing material dry and regulating its temperature to be not too hot or not too cold. Ensuring the roofing material remains durable and energy efficient longer, instead of causing it to rapidly age and promote mold/moss/algae/rot to set in.

Each layers' general roles include:

  • Top Layer - Roofing material like shingles are the visible protection from the rain, snow, wind and sun
  • Middle Layer - Underlayment under the shingles provides an additional waterproof barrier
  • Between Top and Middle Layer - Flashing are used around vents, chimneys, skylights, etc. to prevent water from seeping into joints
  • Between Top and Middle Layer - Vents help balance air flow in the attic space to keep the underside of decking dry and regulating its temperature to prevent premature aging of roofing materials, ice dams, mold/moss/rot, water moisture damage, etc.
  • Bottom Layer - Decking below the underlayment to support the roofing material and is the last barrier to water entering the home
  • Attic Layer - Roof Trusses are the main structural support that holds the weight of the roof
  • Gutters are meant to collect and direct water away from the home's foundation and prevent water damage

At BulletpRoof Roof Systems, we ensure every layer performs its function properly otherwise we replace it. The way we do this is primarily by tearing off the old shingles and exposing the roof deck. That way we can replace any damaged layers and decking that were previously hidden by the shingles on top.

Additionally, we're able to inspect for any other minor issues that could worsen over time and repair them all as we go. This allows both us and the homeowner to be confident in the quality of their newly installed roof.
